Places for People secures £19.9million to deliver more affordable homes.

Homes England allocates £19.9 million to Places for People

September 30, 2025Kim Pidgeon

It is the second round of funding this year from the Government’s housing and regeneration agency…

Social enterprise Places for People (PfP) has secured a further £19.9 million funding award from Homes England towards the delivery of new homes.

This latest funding allocation will see PfP deliver a further 215 homes, with 70% designated for rent, under the 2021-2026 Affordable Homes programme.

This funding forms part of the £2billion bridge funding announced earlier this year.

The revised bid will see 72 homes delivered for social rent, 78 delivered for affordable rent and 65 shared ownership homes – meeting Homes England’s 70/30 target between rented and shared ownership affordable tenures respectively.

The increased allocation includes social rent grant rates to support the delivery of more new homes in the South East and East Midlands, where PfP has two key strategic sites: Shottendane Road in Margate and Goldsmiths Green in Kettering.

The latest funding means the developer can not only accelerate delivering within the current programme, but also convert more homes from affordable rent to social rent – in support of the  Government’s ambition to increase the number of social homes.

PfP’s strategic partnership with Homes England will see over 4,800 affordable homes delivered by 2029. This includes: 1,628 (53%) new affordable homes for affordable rent, 2,286 (43%) for shared ownership and 960 (20%) for social rent.

“This latest allocation builds on our continued success in securing support for affordable housing and builds on the £18.6million awarded in early 2025.” said  Andrew Usher, managing director of Places for People Developments

“As a leading developer of affordable housing, we know that the best communities are balanced communities, and our pipeline reflects that.

“We are a long-term partner of Homes England and are happy to see MHCLG and Homes England continue to support the sector, allowing developers to deliver the new homes and supporting infrastructure at the pace needed. As a developer with the required capacity and experience, and a strong pipeline, we are well placed to support the Government’s ambitions to increase affordable housing.”

Shahi Islam, director of affordable housing grants at Homes England, commented: “As the Government’s housing and regeneration agency, increasing the supply of quality affordable homes remains one of our key objectives and we are committed to supporting stakeholders of all sizes to achieve their ambitions.

“Our strategic partnership with Places for People is a prime example of how we are working collaboratively with partners, through the affordable homes programme, to achieve our mission of creating thriving communities that people can be proud of.”

This award builds on the £18.6million awarded in early 2025, from the Autumn Statement’s £500 million top-up, which is supporting PfP in delivering a further 256 new homes.

In total, PFP will now build over 4,800 homes including 960 Social Rent homes across the country.
